Understanding the Caderneta Predial and VPT
Issued online by the Tax Authority (Finanças), the Caderneta Predial is the fiscal identity card of every property in Portugal. It identifies the owner, parish (freguesia), article number (artigo matricial), and the Valor Patrimonial Tributário (VPT). The VPT is the official administrative value used to calculate annual municipal property taxes (IMI, typically 0.3% to 0.45%) and baseline IMT transfer taxes.
Discrepancies Between Tax Authority and Land Registry
A frequent pitfall for international buyers is an area discrepancy between the Caderneta Predial (Finanças) and the Certidão Permanente (Land Registry). The Caderneta lists the Área Bruta Privativa (habitable interior area) and Área Bruta Dependente (garages, storage, balconies). If these figures diverge from the municipal floor plans, title rectification must occur before final deed execution.
